Buying a home is a big financial step for anyone. For women in India, it is now easier than ever due to special benefits from the government and banks. These include lower interest rates, tax savings, and helpful subsidies. All these steps aim to support women and help them become property owners.
Whether you are buying your first home or planning to share ownership, it is important to know about the benefits available to you. Below are a few incentives available for women homebuyers in India:
– Lower Home Loan Interest Rates
Banks and financial institutions often offer women borrowers a concession on home loan interest rates, usually 0.05 per cent to 0.1 per cent lower than standard rates.
While this may seem like a small difference, over a loan tenure of 20-25 years, the savings can be substantial. Lenders like SBI, HDFC, and Bajaj Finserv actively provide this benefit to women, either applying individually or as co-applicants.
– Reduced Stamp Duty Charges
Stamp duty is a mandatory tax paid during property registration. In many states, women pay lower stamp duty charges than men.
For example, in Delhi, the stamp duty is 4 per cent for women compared to 6 per cent for men. Maharashtra offers a 1 per cent concession to women buyers as well. This incentive can help save thousands during the purchase process.
– Pradhan Mantri Awas Yojana (PMAY) Benefits
Under PMAY, it is mandatory to register a female member of the family as a co-owner of the property to qualify for the credit-linked subsidy. This has directly resulted in an increase in property ownership among women, especially in rural and low-income segments. The subsidy can go up to Rs 2.67 lakh depending on eligibility.
– Tax Benefits
Women can also avail of tax deductions of up to Rs 2 lakh on interest payments under Section 24(b) and up to Rs 1.5 lakh on principal repayment under Section 80C of the Income Tax Act. If the property is jointly owned with a spouse and both have separate incomes, each can claim these benefits individually.
– Easier Access to Loans
With financial institutions increasingly targeting women borrowers, home loans are now more accessible than ever. Simplified documentation, priority processing, and dedicated customer service channels further ease the process for women applicants.
Understanding these incentives can not only ease your buying journey but also ensure you make the most of your investment.
